Acting on valued instructions of William C Hockin (Transport) Limited, UNDERWOOD WARMINGTON, Commercial Property Consultants, have been appointed Letting Agents of “Proposed New B1, B2, B8 Business Units” which are planned to be constructed on vacant land (to the West of the exisitng WC Hockin Transport Building) subject to survey and Local Authority approvals.

Preliminary architect drawings indicate that the new commercial buildings will provide 3,500 (325m2) – 5,500 sq. ft. The Town and Country Planning (Use Classes) Order 1987 (as amended) puts uses of land and buildings into various categories, known as ‘Use Classes’ From 1 September 2020, for the purposes of Use Class, former A1/A2/A3 Uses (Shops, Financial and Professional Services and Restaurants/Cafes, and B1 Uses (businesses which can be carried out in a residential area without detriment to it’s amenity) are to be treated as a new class, Class E. The changes mean planning permission will not be needed to change uses within this broader category. It will be much easier, for example, to convert a former bank into a restaurant; a shop, office or light industrial building to a day nursery and a shop of office to a medical practice.
We consider that with the Government’s ‘Radical’ Use Classes Order overhaul now in place, these “new build” premises will be suitable for use by many trades, occupations, professions and businesses.
