Prospective tenants will thus be able to select a unit size (from plan) which best suits their business requirements.

 CONSTRUCTION

The units will be constructed to modern day standards and Building Regulations. The units will benefit 14’ steel roller shutter door and pedestrian door access. They will be completed to shell finish ONLY (i.e. water and 3 phase power connected to each but with the tenant deciding what office, lighting, WC facilities etc. they wish to install).However, this is subject to negotiation of terms and the Estate may be minded to make this initial investment if an appropriate tenant is found and terms agreed.Tenant and visitor car parking will be provided.

 MATERIALS

Roof - Corrugated fibre cement sheet roof (natural grey). Galvanized steel 1/2 round gutters & circular downpies.

Walls - Treated SW vertical cladding at high level over rendered blockwork (painted grey).

Doors & Windows - powder coated metal roller shutter door (leaf green), windows & pedestrian doors in brown woodgrain UPVC

Attached are architects drawings/plans for your perusal. The planning consent permitted will be B1 (light industrial) and B8 (storage). The build process will be around 6 months from commencement. Likely completion 2019.

 

The Business Units will be available to rent at £6.00 per square foot (plus VAT) i.e. £5,400 per annum for a 900 sq ft (84m2) unit. (plus VAT)

Upon completion the units will be assessed for business rates puposes by the Valuation Office.

Under the small business rate relief scheme there will be NO business rates payable (2018/19) if these are the only commercial premises you occupy and the rateable value is below £12,000 which is likely to be the case if up to 1800 sq ft of space (i.e. 2 units) are occupied.
Interested parties should confirm the position with the local rates office at North Devon Council, Barnstaple.


Tenure

The units will be available to rent on new lease terms, to be agreed between the parties. Prospective tenants will be required to supply usual business references. Each party to bear their own legal costs.
